Minister of the Interior and Administration Tomasz Siemoniak signed a regulation which, for the first time in Poland's history, requires owners to install smoke and carbon monoxide sensors. These rules are a consequence to tragic data on the poisoning of coolants and fire victims in residential buildings. The fresh law is to enter into force in stages, and its eventual goal is to full equip all apartments and houses with devices informing against the most common threats of life.

Why is that necessary? Carbon monoxide and smoke take deadly toll

In Poland, hundreds of people lose their lives all year due to carbon monoxide poisoning or as a consequence of home fires. Especially tragic are the situations that happen at night erstwhile residents – frequently unaware of nothing – are trapped by fire or odourless gases. Carbon monoxide, called "silent killer", is simply a gas that is not visible by man – colourless, odourless and fatal at longer exposure.

The most susceptible are:

  • children and elderlywho pass out faster,
  • residents of single-family homes, heated by solid fuel or gas,
  • tenants of old buildingsWhere the heating installations are obsolete or inoperative.

Faulty furnaces, leaky chimney pipes and misuse of heating equipment are the most common causes of the cool emissions.

Who needs to install sensors and when?

Regulation provides for several stages of implementation of the obligation, depending on the kind of building and its destination:

  • New improvement investments – work to install sensors within 30 days of publication in the authoritative diary of the Laws. This applies to all premises put into service.
  • Short word rental facilities (e.g. Airbnb, Booking.com) and hotels – time for implementation to June 30, 2026.
  • Owners of single-family houses and gas, coal or fuel oil heated dwellings – work to enter into force January 1, 2030.

This division is aimed at cost distribution and prevention of price shock. The Ministry besides provides time to make the marketplace for equipment and installation services.

Owner costs: real but necessary

The cost of a single smoke detector ranges from 50 to 300 PLN, depending on the functionality and manufacturer. Carbon monoxide sensors could cost 100 to 600 zł, especially if they have wireless connectivity or smart home integration functions.

Additional expenditure is:

  • installation – from respective 100 to respective 1000 zlotys at larger objects,
  • service and replacement of batteries, required at least erstwhile a year.

Renters They may effort to shift costs to tenants, which in the largest cities most likely will increase rental prices. However, it is worth noting that any insurers already offer discount for owners with certified sensorswhich may compensate for any of the expenses.

Europe has already done so. The effects are impressive.

In countries like United Kingdom, Germany or Swedenwhere sensors have been mandatory for years, The number of fire and poisoning victims fell by up to 70%. British statistic show that after the 1990s, the number of fatalities in fires dropped from above 1000 to respective 100 per year.

In Germany and Sweden A akin trend has been observed and the education of residents and mandatory method controls have further increased the effectiveness of the legislation.

Education and maintenance as crucial as equipment

Experts emphasize that having a sensor alone is not enough. For the device to function effectively, it is essential to:

  • regular alarm investigating (at least erstwhile a month),
  • battery replacementusually all 12 months,
  • dust and contamination cleaning,
  • knowledge of how to proceed in the event of an alarm being triggered.

Modern sensors offer additional features specified as:

  • notifications on smartphones,
  • connecting to smart home systems,
  • automatic notification of emergency services.

Profit and failure balance: Invaluable human life

The costs associated with the implementation of early informing systems may scope several 1000 PLN for larger propertiesbut savings on treatment costs, rescue actions and material losses are much higher.

Treatment of the victim of smoking poisoning costs up to PLN 30-50 thousand, and the rescue action in the event of a fire is expenditure of tens of thousands of zlotys.

The rules that seem costly today, in the long term:

  • protect life and health,
  • reduce costs for the state and local government budget,
  • increase property value equipped with modern safety systems.

What's next? The upcoming key months for the industry

The final effect of fresh regulations will be known after January 1, 2030When work covers all residential buildings in the country. However, it will be possible to observe earlier decrease in the number of tragic accidents in facilities subject to an earlier date.

Emergency services, insurers and NGOs announce educational campaigns and actions supporting the installation of sensors, especially among the poorest residents.

The introduction of mandatory sensors is not only a regulation, but a regulation. a major change in civilization, which can make Poland 1 of the safest countries in Europe in terms of protecting residents from thunder and fires.
